Step 1 Meet & Greet

The journey begins with an initial free consultation with our team. At this meeting, we’ll carefully listen to your goals, vision, requirements, preferences, budget, and timeline for the project. Our team will ask you lots of questions about your project, and we’ll answer all of your questions in turn. We’ll give you an overview of our process and the tools we use to organize your project; we’ll walk through a sample contract so you have a clear understanding of what we do and how we’d work together. Lastly, we’ll share our references, and following the meeting, we’ll prepare an architectural contract for your review. If you already have an architect or plans, we’re happy to work with them, however if not, we’d love to introduce you to our award-winning in-house design partner, Rodwin Architecture

 

Step 2 Estimating and Design Collaboration

We don’t ask you to sign a construction contract in order to start the process, but we’ll present you with a Professional Services Agreement (PSA) - a $15K contract that engages Skycastle to ride shotgun with your architect throughout the design and estimating process from start to finish. The PSA does not obligate you to use Skycastle for the actual build, but if you do sign a construction contract with us, we will credit the entire amount back to you. The scope of the PSA services include a detailed Estimate at the end of the Schematic Design & Design Development Phases, as well as consulting along the way to help you compare different materials, systems and design options. We give you budget and schedule advice, and provide a Selections Allowance list to help you to shop for materials. Providing Estimates during the design process is a critical tool for ensuring that the design stays in your budget ballpark, and empowers you with knowledge so that you can make the most informed decision on where and how you want to spend your money.

 

Step 3 Permitting & Bidding

Your architect will submit the Planning and Zoning permit and later the Building Permit applications. In preparation for that process, the architectural team will often have a multitude of questions for the builder, and we’re happy to support them in that effort as part of the scope included in the PSA. Once all the design, product selections and engineering stages are complete and are in for Permitting, we’ll create a full detailed Bid (as part of the PSA). This takes roughly a month to complete and when finished, we’ll go over it with you line by line. Should you ever need to make changes to the design to reduce costs, we’ll work collaboratively with you and the architect to find the most intelligent and least painful way to preserve as much of the design as possible while staying within your budget.

 

Step 4 Breaking Ground and Managing the Build

With the contract signed, we'll begin the exciting phase of breaking ground and starting construction on your dream home. We’re committed to delivering a high-quality, sustainable residence that exceeds your expectations. Throughout the construction process, we'll keep you updated weekly on progress and address any questions or concerns you may have along the way. You will have an experienced Project Manager and a Site Supervisor dedicated to your project from start to finish (note that your PM and Site Super will never have more than two projects on their plate at any time, so you are assured of having their attention). Your Project Manager will be your guide and will always be available to answer questions or make adjustments. They will coordinate directly with all stakeholders, and will work to keep your project as transparent, on-track & stress-free as possible. “It was good to work with people we trusted completely and had our best interests at heart. Step 5 Construction Phase

We begin by preparing the site, rough-grading the land, and pouring the foundation. From there, your Project Manager will guide you through each stage of the construction process, from framing to electrical installation to landscaping. We will also meet with you and the architect bi-monthly on-site to give you a tour of the project and provide updates on what has been completed and what will be happening next. All changes to the contract documents, price or schedule will be properly recorded and approved by you through a formal “Change Order”. We utilize Buildertrend, the industry leading construction management software, to keep the project organized and you fully informed at all times. It allows us to clearly track all decisions and provide you and all team members with accurate and up to date information. ‘Skycastle Construction have been fast, honest, friendly and on-budget. Step 6 Completion and Hand-off

Once construction is substantially complete, we arrange final inspections and a Punchlist walk-through with you to identify any issues or concerns. Upon successful completion of the Punchlist, we provide you with: the keys to your new home, an extensive operational orientation, detailed records of the construction, your Warranty and a home maintenance plan. After you move in, we will schedule a time to come back one month, six months, and one year after to address any issues or concerns you have. Our Warranty is among the most robust in the business.
