Step 1: Interview & Contract

Meet with our design/build team and ask all of your questions. We will provide you with our references, portfolio of work, examples of the administrative tools we use and a contract proposal. If everything looks good, sign the contracts for design & pre-construction.

 

Step 2: Design & Initial Estimate

Create the project you are dreaming of with us. By joining our design and construction expertise right from the start, we are able to optimally help you set an accurate budget and schedule, and complete the project in the fastest, most cost-effective manner.

 

Step 3: Design Development

We utilize the industry's most sophisticated 3D CAD drafting program (Revit) for maximum accuracy and to provide you with realistic renderings of your home or project so you can see what it will really look like early in the design process. If you are building in Boulder County, we prepare and submit your Site Plan Review application at this point.

 

Step 4: Engineering

We are a “one-stop shop” and have an experienced team of consultants in all necessary disciplines (structural, civil, energy, mechanical, landscape, interiors), and we bring them in as necessary as subcontractors.

 

Step 5: Specifications & Shopping

Once we have the basic design on paper, we guide you through a detailed selection process for the products that will be included in your home/project. Often we establish an "allowance" for certain items based on your priorities and overall budget. Then you take a "shopping list" to our preferred vendors, and either with our designer at your side or on your own, pick items for each category. Specifications and engineering both run concurrent to the design process.

Step 6: Final Construction Documents

We create a detailed set of drawings and specifications.

 

Step 7: Apply for Building Permit & Obtain the Bid

We submit for Permit and send Construction Documents out for a competitive bid to our subcontractors and suppliers. We present the final bid to you for your approval; this becomes the basis for the “Fixed Fee” (for new ground up construction) or the “Cost+” contract (for remodels and additions).

 

Step 8: Build

Our highly experienced Site Supervisors manage your project from start to finish and insure that you get the highest quality work. We meet with you regularly throughout construction, both on site and in office. We provide you with detailed updates, tours of the work in progress, material samples for approval, revised schedules and most importantly, detailed financial reports. All changes to the contract documents, price or schedule are properly recorded and approved by you through a formal “Change Order”.   The design team stays directly involved in your project throughout the entire construction process.

 

Step 9: Construction & Contract Completion

Our entire team comes together to inspect the final work, deliver the warrantee and close out the project clearly, cleanly and to your satisfaction. With our single point delivery system, we maintain comprehensive responsibility from start to finish, creating a superb project and process.
